Understanding Building Codes and Their Importance
WHY BUILDING CODES
CHANGE THE BUILDING.
The code information tied to a project location directly affects how a steel building and its foundation are engineered.
The jobsite controls the design criteria
A steel building is not engineered in a vacuum. The applicable building code, local amendments and site-specific design criteria determine the loads and performance requirements the engineer must address. That is why the project city, county or ZIP should be supplied at the beginning of the quote process.
Key items that may affect a metal building
Ground / Roof Snow
Snow criteria can materially affect roof framing and secondary members.
Wind Speed & Exposure
Wind pressure affects frames, panels, connections and doors/openings.
Seismic Design
Seismic requirements vary by site and occupancy.
Risk / Occupancy Category
How the building is used can change design criteria.
Frost Depth
Foundation depth requirements can affect footing and stem-wall quantities.
Local Amendments
Cities and counties may amend the adopted model code.
Fire / Energy Requirements
Use, size and occupancy can trigger additional requirements.
Site Conditions
Soils, drainage, elevation and exposure can affect the broader project.
Questions to ask the local building department
- Which building-code edition and local amendments apply?
- What ground snow or roof snow criteria should the engineer use?
- What design wind speed and exposure apply?
- What frost depth is required for foundations?
- Are there local energy-code requirements for the proposed use?
- What drawings and calculations are required for permit submission?
- Are separate foundation drawings or soils information required?
Frost depth can be jurisdiction-specific and may be affected by local amendments or site conditions. For a firm foundation design, confirm it with the authority having jurisdiction or the foundation design professional.
Why this matters during pricing
If design loads change after a quote is prepared, building weight, foundation design and project cost can change. Providing the actual job location and known code criteria up front reduces rework and makes quote comparisons more meaningful.
Permit package vs. complete construction documents
A steel-building permit package and a complete construction set are not always the same thing. Depending on the project, the permitting authority may require architectural, civil, foundation, fire, accessibility, energy or site documentation beyond the steel-building drawings. Clarify what the jurisdiction requires before assuming one drawing package covers everything.
Before requesting a firm quote
Send the project location, building use, dimensions and any code/design criteria already provided by the local jurisdiction. If you do not know the criteria, say so—we can identify what needs to be confirmed.
